Our Initial vision in 2009 was to become a multi-faceted Real Estate Investment Organization in southwest Florida and we are proud to say we have accomplished that over the last eleven years.



Our team in Fort Myers consists of entrepreneurs who are experienced in investing and have the financial and property management background to manage our operations successfully.


The support staff and third-party vendors we have developed over the last eleven years has allowed us to leverage ourselves and made it possible to purchase, develop and manage over 800 properties and allows us to pursue additional investment opportunities and purchase more properties.


A key to our structure is every person involved, is 100% “pay for performance” and 100% commissioned based, with the exception of our third-party vendors.


In addition, we have developed a deep and multifaceted network of Real Estate investors and professionals that provide additional leverage and support.

Todd Kerrigan

Todd Kerrigan (Member) has over 22 years experience in the mortgage and Real Estate industry. The last 15 years have been in the property management and development business. Prior to joining Saltwater Properties, Kerrigan managed over 300 properties in the City of Detroit. He has been involved in hundreds of Real Estate and mortgage transactions and raised over $14 million dollars in investment capital in Michigan and another $15 million in Florida. Kerrigan’s ability to identify properties that create our investment opportunities is key to our success. Kerrigan has been doing business with investors and homebuyers in the Florida area for the last 15 years. Kerrigan oversees the property maintenance and Re-Hab Crews for us. Todd provides estimates of repairs and cost to rehab. Todd provides quotes on all jobs.

Kristen Kerrigan

Kristen Kerrigan (Member), has over 15 years experience in the financing and Real Estate industry. Kristen is our in house Realtor and represents us in all of our purchase and sales transactions. We use other Realtors that we have developed relationships with over the last 10 years, but Kristen is our primary negotiator and facilitator with the sellers of the properties, which include Banks, Asset Managers, REO Agents and other Real Estate agents and private sellers. Kristen coordinates the legal review with our attorneys on the title work and closing Documents and works with the title companies. She coordinates the inspections and closings for all our property transactions.

Rick shaffner

Rick Shaffner (Managing Member), has over 40 years experience in Real Estate financing. Past experience includes being the founder and CEO of two mortgage companies and being CEO of a national top 25-mortgage company. Most recently prior to forming Saltwater Properties, LLC, Shaffner was the founder, Chairman of the Board and CEO of Main Street Bank in Michigan. Shaffner’s expertise in financing, leadership and servicing his clients and his ability to raise capital ($16 million for the bank, and $15 million for SW Florida Real Estate Investments), makes him an integral part of our organization. Shaffner has been in Southwest Florida on and off over the last 45 years and full time the last 11 years. Shaffner manages the day to day accounting for all 22 LLC's. We use QuickBooks for our accounting system and have complete financials, Balance Sheet Profit & Loss and General Ledger reports for each LLC we own. Outside CPAs, review the financial reports and prepare the annual tax returns for us.

JULIET ORDAZ

Juliet handles all leases and tenant relationships. Juliet also keeps all of our property records up to date and in order. Every property has a folder for contracts, leases, insurance policies, maintenance repairs, title work and recorded deeds. We scan every document into electronic files on the computers and keep a hard copy for each and every property we own.  Juliet handles the collections and daily rental deposits. Juliet prepares monthly invoices to tenants, prepares the accounts payables, and manages our Propertyware Software accounting.
